배당 매력 눈길…"시장 변동성·기초자산 등 유의해야"

(서울=연합뉴스) 곽민서 박원희 기자 = 국내 기업공개(IPO) 역사를 새로 쓴 SK바이오팜의 상장 이후 공모주 청약에 대한 관심이 높아진 가운데 부동산투자회사(리츠·REITs)가 또 다른 투자 대안으로 주목받고 있다.

올해에는 다양한 기초자산을 둔 리츠가 속속 등장하면서 역대 최대 규모 상장이 이뤄질 전망이다.

◇ 하반기 상장 준비 중인 리츠만 9개…역대 최다

12일 금융투자업계와 한국거래소에 따르면 올해 유가증권시장 상장을 준비 중인 리츠는 이지스밸류플러스리츠, 이지스레지던스리츠, 미래에셋맵스제1호리츠, 제이알글로벌리츠, 코람코에너지플러스리츠, 마스턴프리미어제1호리츠, 디엔디플랫폼리츠, 신한서부티엔디리츠, 이에스알켄달스퀘어리츠 등 모두 9곳이다.

2001년 국내에 리츠가 도입된 이후 연간 기준 역대 최다 규모다.

이들의 총 공모 금액은 2조111억원∼2조2천111억원으로 추정된다. 현재 7개인 상장 리츠 시가총액(9일 기준 1조7천548억원)을 넘어선다.

한국리츠협회에 따르면 현재 상장 리츠 시총은 국내총생산(GDP) 대비 0.1% 수준에 그친다. 이는 일본(3.2%), , 미국(6.7%) 등에 비해 매우 낮은 수준이다.

◇ 해외 부동산 투자…주유소·물류센터 리츠도 등장

리츠는 다수의 투자자로부터 자금을 모아 부동산이나 부동산 관련 증권 등에 투자하고 그 수익을 투자자에게 돌려주는 부동산 간접투자기구다.

보통 부동산 직접 투자에는 고액의 투자금이 필요하지만 리츠는 소액으로도 부동산에 간접 투자할 수 있다는 것이 특징이다.

최근에는 리츠의 투자 대상인 기초자산도 이전보다 다양해지는 추세다.

내달 유가증권시장 상장을 앞둔 제이알글로벌리츠는 국내 최초로 해외 부동산을 기초자산으로 삼는다. 벨기에 브뤼셀에 위치한 '파이낸스 타워'에 투자한다.

주당 공모가가 5천원인 점을 고려하면 투자자 입장에서는 커피 한 잔 정도의 가격으로 해외 부동산에 투자할 기회를 얻을 수 있는 셈이다.

특히 제이알글로벌리츠는 일반 청약 시 국내에서 처음으로 소액 우선 배정 방식을 도입한. 고액의 청약 증거금을 마련하기 어려운 소액 투자자들도 청약을 시도할 수 있을 것으로 전망된다.

그 외 국내 첫 주유소 기반 리츠인 코람코에너지플러스리츠, 국내 첫 임대주택 기반 리츠인 이지스레지던스리츠, 물류센터를 기초자산으로 하는 이에스알켄달스퀘어리츠 등이 연내 상장을 준비 중이다.

◇ 배당수익률·세제 혜택 주목…"시장 변동성·기초자산 등 유의해야"

최근 저금리 기조가 장기화한 가운데 안정적인 배당 수익을 제공한다는 점 또한 리츠의 강점이다.

부동산투자회사법에 따르면 리츠는 배당 가능 이익의 90% 이상(자기관리리츠는 50%)을 의무적으로 주주들에게 배당해야 하므로 배당수익률이 높은 편이다.

실제로 지난 2011년 상장한 에이리츠의 경우 최근 주가 기준 배당수익률이 6.75%에 달했고, 모두투어리츠 역시 배당수익률이 6.21%로 집계됐다.

현재 상장을 앞둔 리츠들도 연 6%∼8%대 배당수익률을 목표로 제시하고 있다.

관련 세제 혜택 또한 주목할 만하다. 지난해 발표된 공모형 부동산 간접투자 활성화 방안에 따르면 공모 리츠·부동산펀드에 일정 기간 이상 투자하고 얻은 배당소득에는 5천만원까지 분리 과세 혜택이 주어진다.

세율도 9%로 이자·배당 등 금융소득의 일반 세율(14%)보다 뚜렷하게 낮다.

다만 공모 리츠는 주식시장에 상장되는 만큼 부동산보다 큰 시장 변동성에 노출된다는 점에 주의해야 한다.

실제로 지난해 말 시장의 큰 관심을 끌며 상장한 NH프라임리츠는 상장 첫날 상한가로 직행하면서 강세를 이어갔으나 올해 들어서는 주가가 27%가량 하락했다.

최근 리츠 구조가 다양해진 만큼 관련 내용도 꼼꼼히 살펴볼 필요가 있다.

라진성 KTB투자증권 연구원은 "투자자들은 리츠가 어떤 형태로 구성되는지, 기초자산은 무엇인지, 자산관리회사(AMC)는 어디인지를 종합적으로 살펴봐야 한다"며 "이 세 가지 요인에 따라 공모 리츠의 모습은 완전히 달라질 수 있다"고 지적했다.
